Who Can Represent The Buyer's interest?
Until recently, a real estate agent was almost always working for a seller, either as listing agent or as a sub agent. Even when working with prospective buyers, unless otherwise arranged, the agent is obliged to act in the interest of the seller.

Buyers may engage the services of a qualified buyers agent or representative. A buyer's agent owes the buyer/client undivided loyalty, utmost care, disclosure, obedience to lawful instruction, confidentiality and accountability. The agent must put the buyer's interest first and negotiate the best price and terms for his or her client, the buyer.

A buyer's representative will:
 
Evaluate the specific wants and needs of the buyer and identify properties that meet these criteria.
Assist the buyer in determining their appropriate price range (pre-qualify) and provide information & resources for mortgage financing.
Research selected properties for viewing, accompany buyers on property inspections, and help identify existing problems or issues (or potential ones). This will allow the buyers to make informed decisions in anticipation of an offer to purchase.
The buyer's representative will advise in structuring an appropriate offer to purchase on the selected property and present same to the seller. Negotiate on behalf of the buyer, keeping the buyers best interest in mind.
Upon a successful negotiation, provide buyer with names of dependable firms providing, moving, renovating, legal and other relevant services.
